What is a "commercial town?" Is that a Nevada thing? If it is a town it must have some sort of government. Lacking that I would call such a place a "settlement," but that seems odd for a place with no residents. --

Good question. I've always wondered about the term. My search did not find a reference that supports referring to Jean as a commercial town, but it does seem that Jean is a commercial town. Searching
Merriam-Webster's Geographical Dictionary (1997) for "commercial town" does find a number of places that are described as being commercial towns. I did not find a really good definition of "commercial town". I don't think "commercial town" has any Nevada-specific meaning, or at least I have not run across anything. Apparently Jean has no residents, though the post office and court house are located there, along with a number of commercial establishments. Sadly,
GNIS classifies Jean as a populated place. One could argue that Jean is misclassified as a settlement or community.
Little America, Wyoming is a somewhat similar place as it is best known for being a gas station. However, Little America is also a CDP, and I guess Jean is not a CDP. I feel that commercial town is probably more accurate that settlement. Unincorporated area is probably even more accurate. I do feel that Jean is notable, even as an unincorporated area.

Almost certainly a CDP. I only heard of it because there was a very bad accident there the other day, four killed. We could make something up. "Commercial cluster?"--
